The different areas of the city of Austin are just as diverse as its residents. If you’re looking for houses for sale, Austin offers a variety of housing options in all of its neighborhoods. Whether you prefer to live in a house or a condo, you’re sure to find one in the neighborhood that suits you best.
There are nine geographical regions in Austin that are named according to their proximity to the state capitol:
Central Austin includes downtown Austin, a diverse neighborhood where many young professionals live, and where you’ll find an abundance of downtown Austin condos for rent. If you’re seeking luxury mansions, Austin’s Hyde Park neighborhood (north of downtown) is dominated by older Victorian mansions, and mansions also populate the area west of downtown. Other housing options west of downtown include bungalows and retro-modern houses in the Bryker Woods, Old West Austin, and Tarrytown neighborhoods.
Central Austin has some great entertainment options, including live music venues, excellent restaurants, and trendy bars. Go shopping in the 2nd Street Shopping District, and get some exercise at Shoal Creek and Lady Bird Lake. If you enjoy tennis, check out the Caswell Tennis Center, and if you love to golf, there are three city-owned golf courses in Central Austin. East Austin houses for sale typically include a combination of older homes and new construction. It’s a very diverse and up-and-coming area, where you’ll see working-class communities situated near the developing section, where those in their 20s and 30s are flocking. Young singles like the western part of this neighborhood because it’s close to downtown - minus the higher housing costs.
Much of this neighborhood was established shortly after the end of World War II, and you’ll see a number of bungalow-style houses for sale that have held up well or have been renovated. This area is relatively quiet and family-oriented, and its residents are age-diverse.
There are quite a few shopping malls and office complexes in North Austin, but you’ll also see a lot of green space and parks, depending on which direction you travel in this area.
North Austin gives off a historic vibe in some sections of the neighborhood, but in others, it’s more modern and vibrant, likely because it’s close to the University of Texas. Many people who live in North Austin appreciate its convenience to Downtown Austin.
Similar to East Austin, the Northeast section of the city includes families that have lived there for many years on the north and east sides of this neighborhood. You’ll see vintage homes from the 1950s-1970s here, and there’s a mix of young and old residents of diverse ethnicities.
People who live here appreciate that it’s easy to get to the downtown area, to shop on the north side, and to access the high-tech region on the northwest side. It’s also convenient for those attending the University of Texas, so students and singles like this area for both its location and lower housing prices.
This area is growing quickly, primarily because there are many good schools and excellent amenities for those who enjoy an active lifestyle. Many of the homes in this area were built post 2001, but many were constructed in the 70s and 80s. Housing prices are currently reasonable, and this is a great area to look for new homes in Austin.
South Austin is heterogeneous in its residential makeup. You’ll see singles, students, families, artists, professionals, and ethnic communities here, along with a wide array of entertainment options to please this diverse mix-- and plenty of houses for sale.
Zilker Park - home of the annual Austin City Limits music festival- is in the west portion of the area. Along with a variety of shopping, dining, and entertainment options, you’ll find stretches of quieter, middle-class communities.
The schools are good and there are plenty of kid-friendly activities, but if you’re a student of St. Edward's University or other colleges in the region, this is a good neighborhood to find affordable housing. If you’re searching for luxury condos for rent, Austin’s South region is a great place to look.
Southeast Austin is another area of the city where you’ll see development and revitalization. Some older homes have been torn down to make way for newer, larger ones, but it’s still not as expensive as the housing closer to downtown.
In some sections of this neighborhood, the residential blocks are lined with bungalows. Apartment complexes are available in another part Southeast Austin, and are rented mostly by college students.
McKinney Falls State Park is in Southeast Austin, as is the Austin-Bergstrom International Airport. There are also many city golf courses, and the Circuit of the Americas racetrack, which hosts NASCAR, Formula 1 Grand Prix, and MotoGP.
Like many neighborhoods in Austin, the Southwest region has a diverse mix of older homes in established communities along with newer development. Southwest Austin has become a popular place for families to move, as more space is needed to accommodate new residents. Over 70% of residents own their homes.
The schools are excellent, there’s a lot of green space, and the area is relatively close to a number of shopping and recreational amenities.
West Austin is one of the most expensive areas to live in the city, and you’ll see many high-end homes, well-maintained green spaces, and excellent views of Lake Austin and the city. Championship golf courses and tennis clubs are interspersed with wide expanses where wildlife reside. There’s not much nightlife here, but the area offers a quick commute to downtown Austin.
Although most residents own their homes, there are beautiful apartments for rent in West Austin.
